Property Development and Construction
Now that you have bought your property, you are ready to build. So..what's next?
Foreigners have much different expectations than Ticos when it comes to TIME and LEVELS OF EXPECTATIONS. Remember to have patience and flexibility in all aspects of life in Costa Rica, but especially when beginning construction of any kind. No matter who you hire to develop your property or oversee your building, look for someone who knows how to optimize building performance, has good human relations, gives you peace of mind, and makes earnest attempts at savings through a whole-building approach to design and construction.
Please take a look at the wide variety of services we offer to fulfill your building and land development needs.
JOB BY JOB BASIS
Before building, you may want to plan ahead and begin leveling your land, digging culverts, building a road, or develop utilities such as water and electric. We can arrange for contractors, prepare and complete all paperwork necessary, order materials and be on site to complete the job all while you continue working in your country.
BUILDING CONTRACTOR
As you prepare for building your dream home, rental property, or commercial business, you will need an individual or firm to oversee your project unless you plan to take on this task yourself. Architects, engineers and building contractors all must work together, and any of the three can be used to supervise your project. Because many of the best and most used architects and engineers have offices in the larger cities and can not be on site once a week, if not daily, it is sometimes best to hire a local contractor who can communicate with your architect and engineer and has practical experience and relationships with local sub-contractors and crews making it easier to facilitate your construction project. This is a service we provide only in the southern part of the Nicoya Peninsula.
Some services provided as a contractor:
- Assisting you or your engineer with building permits in your local municipality
- Payment of employees (weekly)
- Record keeping and banking
- Ordering, receiving, and payment of materials
- Attending to scheduling, job timing, and employee supervision
- Providing, creating, and updating a constant flow of communication between you, your architect, engineer, and sub-contractors (electricians, plumbers, framers, etc.)
- Scheduling permit inspections
- Daily walk-throughs, on-site supervision, and updates (provided according to your need - daily, two/three times a week, weekly, etc.)
- Material/supply runs
